    • Project Lead on Change Order resolution with General Contractor and Owner due to explicit knowledge of all RFIs and ASIs that added a large portion of scope throughout the duration of the project.​​

      • Led photographic documentation of added work via RFI and ASI to provide backup as multiple areas were built, demolished, and re-built due to incomplete or incorrect information in original ASIs and RFIs.

      • All priced impacts resulted in full payment at 70% project completeness due to General Contractor change.

    • Developed and Implemented a Cost to Complete analysis via a simplified reverse bid takeoff in order to accurately track project progress.

      • Accurately projected the project on a bi-weekly basis from July 2019 - May 2020

      • The data derived from the Cost to Complete model resulted in adjustments to job-site manpower and personnel in order to improve project profitability.

    • Responsible for documentation of schedule impacts and trade damage issues that became regular events that greatly reduced back charge claims against the Nevell Group by other trades.

    • Designed main exterior Fiber Cement Panel Rainscreen System via field measurements due to inaccurate architectural plan dimensions that did not represent ASIs that modified interior and exterior framing.

      • All panel sizes developed were accurate to within 1/16" across 200 LF horizontal and 90 LF vertical on two separate building elevations​.

      • Accurate field dimensions resulted in no panel modifications across 1000+ panels with a material value of 500k and a labor value of 250k+.

    • Created unit framing plans and unit material order bundles to reduce framing errors on the job site and reduce labor cost and risk for sorting and re-stocking framing material on-site.

    • Verified exterior sealant sub-contractor's material takeoff resulting in five figure cost savings.

    • Job-site leader in RFI creation for multi-trade related issues throughout the duration of the project due to inexperienced general contractor team.

    • Responsible for creating man-loaded schedules based off of full project schedules in order to create look-aheads for required manpower across all Nevell Group trades.

    • Job responsibilities included a mix of roles due to inconsistent project team including Project Manager, Foreman and Superintendent roles.

  • Trained though and obtained Unescorted Site Access to the Diablo Canyon project in San Luis Obispo, CA for the purpose of conducting walk downs on site to determine constructibility of projects as well as directing construction and noting as-built condition of designed structural elements. 

  • Led Pre-Job Brief meetings and coordinated with members of PG&E at the Diablo Canyon Project, located in San Luis Obispo, CA to define project scope and the contents and transferal of project calculation packages.

  • Copywriter of all Search Engine Optimization (SEO) documents as Aquaview Architectural began going online as a startup architectural glass fencing company.

    • Wrote SEO documents for the 50 most popular cities in each of the 50 states within the U.S.

    • Designed SEO to bring in internet traffic to the website through related Google searches using common keywords of interest in order to make Aquaview appear at the top of google search results.

  • Researched and coordinated nationwide tempered glass wholesalers and suppliers to provide standard sized tempered glass panels to local installation professionals for the lowest possible price in order to grow the company nationally.

    • Nominal tempered glass panel sizes were used in conjunction with Aquaview's unique steel hardware (foundation to glass connection) to provide easy installation of safety fences, specifically around pool areas, with minimal view obstruction.

TFLA Civil Engineering Intern

Los Angeles Bureau of Engineering - Wastewater Conveyance Engineering Division (WCED)

  • Worked on Sewer System Replacement Project (SSRP) N14 region in the Silverlake area of Los Angeles with many difficult access repair locations, adding difficulty to making repair recommendations.

    • Designed using WCED specialty program called "SMARTS" which allows for CCTV video to be synchronized with length measurements of the pipe (ventrified clay pipe)​ in order to recommend repairs with consideration of other utilities in the area found from as-built sketches.

    • Updated as-built sketches with suggested repairs due to pipe breaks, pipe connection fractures, cracks in the pipe, or intrusion in the pipe by tree roots and other foreign objects.

    • Created sketches with GIS maps to locate difficult access reaches using projected pipe distance and defined the other utility lines and pipe sizes that could affect replacement or repair of a specified pipe section.

  • Took multiple meeting minutes for bid meetings on project work located outside of the city run SSRP N14 project, typed notes and sent to all office employees.
